The P260 system supports the full lifecycle of HUD’s REO properties, from pre-conveyance through public sale. Through the P260 Lender Portal, lenders can submit essential documentation, including pre-conveyance requests and title documents.

Mortgagee Compliance Manager (MCM) Information

HUD has centralized its Mortgagee compliance functions into a single point of contact designated as the Mortgagee Compliance Manager (MCM). All documentation related to Mortgagee compliance must be electronically scanned and uploaded into P260. HUD’s MCM is RE Global, a DBA of Residential Enhancements, Inc.

HUD uploads cases to P260 on the first Sunday following the 15th of every month. Only FHA cases that are reported correctly to SFDMS that are at least 60 or more days delinquent and actively insured are included in the data upload. It is each servicer’s responsibility to accurately report to SFDMS to ensure all appropriate cases are included in each monthly download. P260 access:

Mortgagees – Mortgagees are required to designate a primary SuperUser and to set up access for any vendor or agent used in managing its Property Preservation & Protection activities.  The Mortgagee may assign its vendor or agent a SuperUser status in the P260 Portal, which provides that vendor or agent the ability to set up access on your company’s behalf.  Mortgagees are reminded that the Mortgagee is fully responsible for the actions of its vendors and agents in carrying out actions on the Mortgagee’s behalf.

Vendors/Agents – The Mortgagee must give you access to the P260 Portal. The Mortgagee is permitted to provide vendors or agents SuperUser access so you may provide access to your staff.

SuperUser Designation – The “SuperUser” at each organization will be responsible for setting up P260 access for the staff handling pre- and post-conveyance activities. Lenders should email information on their designated SuperUser to RE Global at [email protected]. Please include the SuperUser’s First Name, Last Name, Email, Phone Number, and the Mortgagee Name, Address, and Lender ID.
